Where's a better place to invest your money: the stock market or real estate? These days the accepted wisdom says to pick real estate. But is the accepted wisdom right?

It is--in the short term. U.S. real estate sale prices climbed more than 56% from the beginning of 1999 to the end of 2004, as tracked by the Office of Federal Housing Enterprise Oversight, part of the U.S. Department of Housing and Urban Development. The S&P 500 index dipped nearly 6% during that same period.

This will go down in the annals of history as one of the hottest real-estate markets in memory.

From April 2004 to April 2005, home prices surged 15% nationwide, a gain not seen since 1980. In some local markets, especially Southern California and Florida, the gains exceeded 30%. A record number of existing homes changed hands, and builders are on track to put up more homes than ever before, some 1.3 million units.
